Overview
This is a combo deck that I haven't tested, but might work! The basic idea is to get a (or as a backup, a ) on your opponent's sites while carrying a , and take all their mana! The trick is drawing the Megamoeba early enough, and then getting it into position.
Drawing Megamoeba
To increase the chances of drawing it, I'll play either or . With all the mana ramping we have in the deck, seemed better, so we can start drawing two spells per turn into the middle game. Also, we'll play lots of cards that draw more cards, and that thin out our deck. and pull useful cards, and also slightly increase our chances of drawing Megamoeba. and let us draw more. is very flexible, and could sometimes allow us to copy Highland Princess, pulling more cards out of our deck. is not recommended to be ripped up, but if you it, then you can rip up the copy! Spending 2 mana on Replication to draw any card seems like a good deal to me! We certainly won't get Erik's Curiosa and Replicate every game, but all these things combine to increase our chances of actually getting the cards we need.
Backup Plan
Our backup plan is to get Mountain Giant. With , we can play it quite early. If our opponent doesn't have a quick way of dealing with it, it can take over the game. Even if you don't have the Mountain Giant, Mix Terra can still be useful with Earthquake, Bury, or even Common Sense.
Keeping Our Key Minions Alive
We generally want to keep our minions safe until we have the Land Deed and are ready to take over their sites. helps us stay back until we're ready. We also have quite a lot of mobility, including Blink and , all of which can be fetched with Common Sense. If they end up killing Megamoeba or Mountain Giant, we have . Fade also directly gives Stealth, while and protect against various removal. Note that large minions can only be forcefully burrowed if they aren't occupying any water, and they can only be forcefully submerged if they aren't occupying any land. So, if you can keep Megamoeba on some land and some water, it will be safe from those types of removal (or just give it All-terrain Vestments).
Keeping Our Artifacts Safe
We should be quite afraid of our opponent using or on our artifacts. Therefore, we will generally want to move our Avatar to a corner of the realm early on via Blink and . Later, if we have , we can move part of a Megamoeba into the subsurface, and then conjure artifacts there, safe from such mean "Dis"-spells! Also note that Land Deed grants an ability to the bearer. So, Megamoeba could be carrying it, but the actual Land Deed could be on one of your home sites!
Mulligan Strategy
The most important card in the deck is Megamoeba. Don't be afraid to put good cards on the bottom of your deck, because you'll likely shuffle your deck with Common Sense or Highland Princess. We obviously are also happy to see 1 cost artifacts, and eventually we'll need a Land Deed.
Note About Large Minions
In addition to the note about forceful burrowing/submerge, it's also worth noting that when you summon a large minion (e.g. Mountain Giant), you choose one of your sites, and then the Mountain Giant appears in a 2x2 area including that site. That means you can potentially show up already occupying some of your opponent's sites. That also means you could possibly show up in the void (and thus immediately get banished!), so be careful how and when you summon it.
